1. Term of this rental shall be for dates of ________ through _______, departing _______.
2. Rental fee for this term shall be US $______.
3. Rental fee shall include all utilities (specifically, electricity, water, heating, garbage collection, unlimited local telephone service), building maintenance, cleaning for your arrival and after your departure, weekly cleanings during stays of 2 weeks or more, bedding & towels, and all relevant taxes.
4. Client shall send a deposit of 50% of the rental amount upon execution of this agreement. The deposit may be paid by check or wire transfer; credit cards are not accepted at this time. The balance shall be due on or before 30 days prior to arrival. If this agreement is executed within 30 days of the rental date, the entire rental amount shall be due immediately. All such payments shall be made only by wire transfer or by personal check via overnight courier.
5. If Client cancels 45 days prior to the arrival date, we will refund ½ of the rental deposit. We do not refund monies for cancellations made within 45 days of the reservation date. We strongly advise the Client to purchase trip cancellation insurance to compensate in the event of a cancellation.
6. Client shall pay a security deposit of US $800.00 with the final rental payment on or before 30 days prior to occupancy. It will be refunded within 4 weeks following your departure, assuming there is no loss or damage to the premises and there are no unauthorized expenses. A US $50 cleaning charge will be deducted if the apartment is not in a normal state of cleanliness upon your departure. This security deposit will pay for any loss or damage made by Client, or guests of Client, to any appliances, furniture, upholstery, kitchen utensils, linens, towels, etc., or to the apartment itself. If loss or damage exceeds the security deposit, Client agrees to pay the excess costs in full. Client shall only be liable for loss or damage caused by Client or guests of Client.  
7. Two apartment keys shall be furnished to client; these will be provided at let-in and returned at let-out.
8. Client agrees to allow any urgent work necessary in the apartment without affecting the negotiated price, and to allow Company or its representative access with one-day notice, except in case of emergency.
9. We ask that the Client, or guests of Client, not allow pets into the apartment at any time.
10. We ask that the Client, or guests of Client, not allow smoking in the apartment at any time.
11. Rental shall be for personal use only, and not for business or professional use.
12. Apartment will generally be available for let-in between 9:00 a.m. and 7:00 p.m., unless other guests are departing on the day of your arrival. In that case, let-in will be between 3:00 p.m. and 7:00 p.m., although we can receive your luggage into the apartment earlier by special arrangement. Let-out will be no later than 12 noon, except by special arrangement and as circumstances allow. All let-ins before 9:00 a.m. or after 7:00 p.m. will require a US $50 fee payable directly to our representative in Paris.
13. Client agrees to commit no act that could disturb the tranquility of the other residents of the building where the rental occurs. Any disorderly or unruly behavior is the sole responsibility of the Client; the Company relinquishes complete and absolute responsibility if a third party is involved.
14. Client must comply with building regulations.
15. Client understands that the Company undertakes no responsibility for the Client’s health or personal belongings and that, in case of injury or death, or loss/damage/theft to Client’s personal property, Client shall not attempt to recover damages from the Company.
16. The Client is responsible for any defacement to the apartment during his/her stay. The Client shall exercise reasonable caution to prevent theft, including locking all doors and windows during his/her absence from the apartment. In the event of a theft caused by Client’s lack of reasonable caution, the Client agrees to be responsible for Company items and furnishings lost in that theft.
17. In the event of an early departure, the agreed rental amount remains unchanged. The Company will make no refunds of rental payments after occupancy.
18. The Company has the right to evict, without any prior warning, all Clients who do not adhere to the above stated terms in this agreement.
19. NO CONTRACT SHALL EXIST UNTIL THE DEPOSIT AND THE SIGNED RENTAL AGREEMENT ARE RECEIVED BY THE COMPANY FROM THE CLIENT.

I wish to make a reservation with the Company for the Paris apartment requested above. I agree that this reservation is subject to the conditions detailed in this agreement. I am authorized to agree to these conditions on my own behalf and on behalf of all persons in my party. I am signing this form and returning it to the Company along with the above-referenced rental deposit in order to secure my reservation.
